The homeowner bought a 1992 build in Rancho Vista and couldn’t get the upstairs below 78 degrees in July. We pulled back the insulation and found R-11 batts compressed to R-8 in places, with unsealed can lights and a bathroom vent dumping conditioned air straight into the attic. We air-sealed every penetration, baffled the soffit vents, and blew R-38 cellulose to a uniform 12 inches. The blower-door test read 3,800 CFM50 before we started and 2,400 after. Their August electric bill dropped $87 from the prior year, same thermostat setting.
Crawl Space Encapsulation & Vapor Barrier, Anaverde
This Anaverde home had a musty smell that wouldn’t quit and floors that ran cold in winter. The crawl space was bare dirt with no vapor barrier, and the fiberglass batts between joists were black with dust and starting to fall. We removed the contaminated insulation, graded the soil, laid a 10-mil reinforced vapor barrier with sealed seams and mechanical fastening at the walls, and insulated the stem walls with R-13 Rockwool rigid foam. The relative humidity in the crawl space dropped from 67% to 41% within 48 hours. No more smell, and the floors hold temperature.
Spray Foam Insulation: Open-Cell in Knee Walls, Quartz Hill
A Quartz Hill homeowner had a finished bonus room over the garage that hit 95 degrees by 2 PM in June. The knee walls were open studs with no insulation and no air barrier, so attic air moved freely through the cavities. We applied 5.5 inches of Icynene open-cell spray foam to the knee walls and the sloped ceiling, creating a continuous thermal and air boundary. The attic was 145 degrees on a July afternoon, with unsealed can lights, a chimney chase you could see daylight through, and flex duct lying directly on the insulation. We air-sealed every penetration with fire-rated caulk and foam, mastic-sealed all duct boots and connections, and stapled an Owens Corning radiant barrier to the rafters. The attic temperature dropped to 108 degrees on the same outdoor conditions. The AC now cycles normally, and the homeowner got the blower-door printout showing 4,100 CFM50 before and 2,600 after.
Insulation Removal & Replacement After Rodent Damage, East Palmdale
An East Palmdale homeowner heard scratching for three weeks before calling us. The attic had active rodent runs through the original fiberglass batts, with contamination in about 60% of the insulation volume.
